How does my credit score affect my mortgage rate?
Your credit score is only one factor that is considered when qualifying for a mortgage. However, a beacon (credit) score of at least 680 should qualify you for the best rates.
Why should I choose a Broker over a Bank?
There are many reasons to use a mortgage broker. Some of those reasons are:
1. More choices – Mortgage brokers have access to various lenders who may or may not specialize in a specific market (i.e. self-employed, bruised credit, and previously bankrupt to name a few). Your bank has access to one lender…themselves.
2. Lower rates – Top Brokerages, such as TMG, are able to provided discounted rates based on the volume of business they have with any particular lender.
3. Better service – A mortgage broker is not employed by the brokerage, in most cases, and therefore, will have your best interest in mind.
How does me being self employed affect my approval for a mortgage?
Qualifying for a mortgage is not as easy as it once was. It wasn’t too long ago when one was able to qualify without even verifying income! But times have changed. In our opinion, for the better! Being self-employed is no exception to that. As most entrepreneurs know, declaring a higher income in your personal taxes will likely lead to paying the government more in taxes. So what some will do is simply declare less income in order to get bumped down to the lower tax brackets. This strategy does in fact make it more difficult to qualify for a mortgage. A mortgage broker should have access to lenders who specialize in those that are self-employed.
