When you meet with a mortgage broker, you will likely be asked to bring with you some documents.  These documents will be used to support the information that is stated in your mortgage application.  The lenders require this to ensure that your documents coincide with the information that is provided to them during the approval process.

Documents

Down Payment Verification

Banking and investment statements from the past 90 days.  Each dollar of your down payment must be verified.  Any deposits or transfers of large sums, with the exception of your salary or pay of at least $2,000 or more, into your accounts must be sourced for 90 days as well.  All statements must show your name and account numbers.

MLS Listing

A copy of the MLS listing is required of the property that is listed on the MLS site.  You’re realtor will have a copy of this.

Signed Purchase Agreement

Once you have an accepted offer from the seller, you will have to provide the signed purchase contract.  Once all conditions of the contract–which will likely include a home inspection and 10 days for your mortgage broker to secure mortgage financing–have been satisfied, you will have to provide the signed “Waiver of Conditions”.  Your Realtor will have all of these documents.

Identification

You will have to provide valid government-issued photo ID when you meet with your mortgage broker and again when you meet your lawyer to final signing of the legal paperwork.

Income Verification

If you are either and hourly, salaried, or commissioned employee, you will have to provide a current pay stub, letter of employment, T4’s from the past two tax years, Notice of Assessment from the past two tax years.  If you are self-employed for at least two tax years, you will have to provide, personal Notice of Assessment, T1 Generals, Articles of Incorporation, and company financials, all from past two tax years.

A Void Check

A void cheque from the bank account in which the mortgage payments will be withdrawn from each month.

Other Properties Owned

If you currently own a property or more, you will have to provide the current mortgage statement, and property tax statement that verifies your property taxes are paid and up-to-date.

Debts To Be Paid Out

The lender will need verification that the debt to be paid out has been paid fully and documented.  For each debt, please provide the receipt showing the payment of the balance paid, and also, a print out of the current account statement with a balance of zero.  Please ensure that all documents proves account ownership (name and account number printed on statements).  If paying out a car loan, please provide a letter from the car dealership or financial institution that verifies the the loan is paid in full and no longer holds any liens on the vehicle.
